Flashing is a set of metal pieces that bridge the gap between the roof covering and the chimney. Step flashing is woven into the shingles; counter flashing is set into the masonry and laps over it. Together they let the roof and the chimney move independently without opening a gap.

When flashing is loose, rusted, or was installed with sealant instead of proper laps, water runs behind it — and the stain can appear on a ceiling some distance from the chimney itself.

What a flashing assessment covers

  • Step and counter flashing on all sides of the chimney.
  • How the flashing is fastened and sealed into the mortar joints.
  • The upslope side, where water collects (and whether a cricket is present on wider chimneys).
  • Roofing materials immediately around the chimney.
  • Masonry above the flashing that could send water behind it.

What this does not cover

We deal with the chimney side of the junction. If shingles, decking or underlayment beyond the immediate area are damaged, a roofer may need to be involved. We will tell you clearly where that line falls for your roof.

Signs you may need this

  • Ceiling or wall stains near the chimney after rain.
  • Thick tar or sealant smeared around the chimney base.
  • Rusted, lifted or missing metal at the roof line.
  • Damp attic framing next to the chimney.

Reseal, repair, or replace the flashing?

Fresh sealant can buy time where flashing is sound but a joint has opened. Corroded or poorly lapped flashing usually needs to be replaced, which may mean lifting shingles around the chimney and cutting new reglets into the mortar for counter flashing.

About cost

Price depends on chimney width, roof material and pitch, and whether the flashing is resealed or replaced. See the chimney flashing repair cost guide. Read the cost guide

Questions about this service

Should I call a roofer or a chimney company?

If the leak is right at the chimney, start with a chimney assessment. If roofing beyond the chimney is involved, a roofer may be needed as well.

Is roof cement a good fix?

It can be a temporary patch, but it cracks and pulls away over time. Properly lapped metal flashing is the durable fix.

Can the leak be from the chimney even if flashing looks fine?

Yes. Porous brick, a cracked crown or a missing cap can send water down inside the chimney and out near the flashing line.
