The crown is the cement or concrete surface that caps a brick chimney around the flue tile. It should slope away from the flue and overhang the brick so water drips clear of the walls.

Many crowns are built as a thin layer of mortar with no overhang. These crack early, and once cracked they channel rain into the chimney structure. In the Houston area’s heavy rain, that shows up as damp brick, spalling, and interior stains.

What a crown assessment looks at

  • Cracks, gaps and missing sections in the crown surface.
  • Slope, thickness and whether the crown overhangs the brick.
  • The joint where the crown meets the flue tile.
  • The condition of the brick and mortar just below the crown.
  • Whether a cap is present to protect the flue opening.

What this does not cover

Crown repair addresses the top of the chimney only. It does not include rebuilding brick courses below the crown or the whole stack. If the masonry below is badly deteriorated, that is a separate masonry scope.

Signs you may need this

  • Visible cracks or broken pieces on top of the chimney.
  • Crumbling mortar or flaking brick near the top.
  • Water in the firebox or damp smells after rain.
  • Bits of concrete on the roof or in the gutters.

Seal the crown or rebuild it?

Fine hairline cracks in an otherwise sound, properly shaped crown can often be sealed with a flexible crown coating designed for the purpose. Wide cracks, loose sections, or a crown with no slope or overhang usually need to be rebuilt to work properly.

Rebuilding the crown is not the same as rebuilding the chimney. It replaces the top surface only.

About cost

Price depends on whether sealing or rebuilding is needed, crown size and roof access. See the chimney crown repair cost guide. Read the cost guide

How it works

Three steps, and you approve each one

  1. 1

Tell us what you are seeing

  2. 2

    Arrange the right assessment

We agree what kind of visit makes sense: a cleaning, an inspection, or a look at a specific problem.

  3. 3

    Review findings before any work

You get the findings, the proposed scope and a quote. Nothing beyond the agreed visit starts without your go-ahead.

Questions about this service

Can I just caulk the crack?

Ordinary caulk tends to fail quickly on a crown. Crown sealants made for masonry flex with temperature changes and last much longer on suitable crowns.

Does crown repair stop all chimney leaks?

Only leaks that come through the crown. Flashing, brick and the flue opening can also let water in; the assessment should identify which applies.

Is my crown the same as my chase cover?

No. Crowns are on masonry chimneys. Sided chimneys have a metal chase cover instead.
