Brick and mortar are porous. In heavy Gulf Coast rain, a chimney can absorb a surprising amount of water, which leads to staining, efflorescence (white salt deposits), damp smells and, over time, deterioration of the masonry.

Chimney waterproofing applies a vapor-permeable water repellent to the exterior masonry. It reduces how much water the brick absorbs while still letting moisture inside escape.

What a waterproofing job involves

  • Checking that the masonry is suitable — sound brick, intact mortar, no active cracks.
  • Confirming crown, cap and flashing are in working order first.
  • Cleaning the surface so the product can penetrate.
  • Applying a masonry water repellent designed to remain breathable.
  • Explaining what the treatment will and will not do.

What this does not cover

Waterproofing does not fix cracks, open mortar joints, a broken crown, failed flashing or a missing cap. Applying it over those problems wastes money and can hide them. Non-breathable sealers or paints can trap moisture in brick and are not used for this purpose.

Signs you may need this

  • Brick that stays dark and damp long after rain.
  • White efflorescence on the chimney exterior.
  • Musty odors from the fireplace in wet weather, with no other leak source found.
  • Recently completed masonry or crown repairs you want to protect.

Is waterproofing the right step for your chimney?

Waterproofing makes the most sense after repairs, or on sound masonry that is simply absorbing too much water. If you have an active leak, the leak source needs to be found first — our chimney leak repair page explains how.

How it works

Three steps, and you approve each one

  1. 1

Tell us what you are seeing

Call or send the form with your ZIP code and address, and describe the symptom — a stain, a smell, debris, a fireplace that will not light.

  2. 2

    Arrange the right assessment

We agree what kind of visit makes sense: a cleaning, an inspection, or a look at a specific problem.

  3. 3

    Review findings before any work

You get the findings, the proposed scope and a quote. Nothing beyond the agreed visit starts without your go-ahead.

Questions about this service

Will waterproofing stop my leak?

Only if the brick itself is the source. Leaks from flashing, the crown or the flue opening need those parts repaired.

Can I use a regular sealer?

Non-breathable sealers can trap moisture inside brick. Chimney work calls for vapor-permeable masonry water repellents.

Does it change how the brick looks?

Appropriate repellents are designed to be largely invisible once dry, though we will confirm the product and expected appearance.
