“Chimney repair” covers a lot of ground — a cracked crown, a rusted chase cover, crumbling mortar, a damper that will not close, a flue liner that is no longer sound. These are different jobs with different materials and very different costs.

That is why repair starts with assessment. Most homeowners in our service area call because of a symptom: a ceiling stain, debris in the firebox, a smell, a brick on the roof. Tracing that symptom back to the right component is the part that matters most.

Use this page as the entry point. Each component has its own page with detail on what is checked and how repairs are scoped.

How a repair visit usually runs

  • You describe the symptom and when it appears (rain, wind, use, season).
  • The accessible exterior and interior of the chimney are checked.
  • The likely source is identified, along with anything related that was found.
  • Repair options are explained — including when repair is not the right answer.
  • You receive a written scope and quote before work begins.

What this does not cover

Some problems cannot be confirmed from a visual check. Hidden flue damage, water traveling behind finishes, or roofing defects next to the chimney may need further access, a camera or a roofer’s input. We will say so instead of quoting a guess.

Signs you may need this

  • Water stains near the chimney, on the ceiling or around the fireplace.
  • Loose, cracked or spalling brick, or mortar sand on the roof or hearth.
  • Rust streaks on a metal chase or cap.
  • Pieces of flue tile or masonry in the firebox.
  • A damper that sticks, will not seal, or is missing.

Repair one part, or address the system?

A single failed component — a cracked crown, a missing cap — can often be repaired on its own. When several parts have deteriorated together, fixing only the most visible one can leave the cause in place. The assessment should make clear which situation you are in.

Large structural problems, such as a leaning or badly deteriorated stack, may need rebuilding rather than patching. That is a separate scope and is never assumed from a small repair request.

About cost

Repair cost depends entirely on which component is involved, its size and access. Each component page links to its own cost guide.

How it works

Three steps, and you approve each one

  1. 1

Tell us what you are seeing

Call or send the form with your ZIP code and address, and describe the symptom — a stain, a smell, debris, a fireplace that will not light.

  2. 2

    Arrange the right assessment

We agree what kind of visit makes sense: a cleaning, an inspection, or a look at a specific problem.

  3. 3

    Review findings before any work

You get the findings, the proposed scope and a quote. Nothing beyond the agreed visit starts without your go-ahead.

Questions about this service

Can you tell me the repair price over the phone?

Not reliably. We can explain what drives the price, but an honest quote needs an assessment of the actual chimney.

Do you do roofing work around the chimney?

Chimney-side flashing is covered on our flashing page. Wider roofing repairs may need a roofer; we will tell you where that boundary is.

My chimney is leaning. Is that a repair?

A leaning stack is a structural concern that needs assessment first. It may involve rebuilding rather than repair.

Describe the problem. Get a straight answer.
