Chimney Crown Repair Cost: Seal or Rebuild?
Short answer
Chimney crown repair cost depends first on whether the crown can be sealed or needs rebuilding. Size, roof access and any damage to the brick just below the crown also matter.
Why we do not list a price here
National averages published online vary widely in what they include and when they were collected, and they are not Houston prices. Our own prices depend on the specific chimney. Rather than print a number that may not apply, this guide explains what actually moves the price so you can judge any quote — including ours.
A written quote for your home, after assessment, is the only figure you should rely on.
Sealing versus rebuilding
Sealing hairline cracks with a crown coating is the smaller job. Rebuilding removes the old crown and forms a new one with proper slope and overhang — more labor, more material and curing time.
Access
Taller chimneys and steep roofs need more setup and safety equipment.
Adjacent damage
Loose brick or failed mortar under the crown must be repaired before a new crown is formed. That is masonry work quoted alongside.
Quote comparison checklist
Use this when comparing written quotes. A lower number that leaves these out is not a lower price.
- Seal or rebuild, and why.
- Crown dimensions.
- Whether overhang and drip edge are included.
- Brick or mortar repair below the crown.
- Cap removal and reinstallation.
