Chimney Sweep Cost: What You Are Actually Paying For
Short answer
Chimney sweep cost is driven mostly by access, the number and size of flues, and how much buildup is present. Unusual deposits, animal debris or a camera inspection add to the scope. Compare quotes by what is included, not just the headline number.
Why we do not list a price here
National averages published online vary widely in what they include and when they were collected, and they are not Houston prices. Our own prices depend on the specific chimney. Rather than print a number that may not apply, this guide explains what actually moves the price so you can judge any quote — including ours.
A written quote for your home, after assessment, is the only figure you should rely on.
What changes the price of a chimney sweep
- Access: roof height, pitch and whether the sweep can work from below.
- Number of flues: each flue is cleaned separately.
- Amount and type of buildup: loose soot cleans quickly; glazed deposits do not.
- Debris: nesting material or fallen masonry takes extra time.
- Appliance: an insert may need to be removed or worked around.
When unusual buildup changes the job
Heavy, tar-like or glazed creosote is not removed by an ordinary brushing. If it is found, the sweep should stop and explain the options rather than adding work silently. See our creosote removal guide for more.
Quote comparison checklist
Use this when comparing written quotes. A lower number that leaves these out is not a lower price.
- Which flues and appliances are included.
- Whether the firebox and smoke chamber are cleaned, not just the flue.
- How the room is protected and debris is contained.
- What happens — and what it costs — if heavy buildup or debris is found.
- Whether any inspection or photos are included, and at what level.
FAQ
Is a chimney inspection included in a sweep?
Not usually. Some sweeps note visible issues, but an inspection is a separate service with a defined scope.
Why do two quotes differ so much?
Usually because they include different work. Check flues, access, debris handling and inspection scope.
Need help with this?
Routine sweeping of the firebox, smoke chamber and flue, including fireplace cleaning.
